The empty site of the historical Dynes Tavern on the Hamilton Beach Strip will be filled by a residential-commercial development expected to include a 54-seat restaurant and several shops with apartments upstairs.

City council is set to give the go-ahead Wednesday for construction of 36 townhouses, 16 back-to-back maisonettes and four commercial units fronting Beach Boulevard with housing above.

Jim Howlett, president of the Hamilton Beach Community Council, said the developer, Branthaven Homes of Burlington, met with neighbourhood residents and listened to their concerns.

"Of all the developers we've had dealings with, Branthaven is the best," he said.

"Putting a commercial node in the residential development won't just serve the neighbourhood, it will make the beach more of a destination, giving people another reason to come down here and a reason to detour off the Waterfront Trail."

Planning consultant John Ariens noted that Branthaven, "one of Hamilton-Halton's premier home development companies," had nothing to do with last year's illegal demolition of the Dynes, which had operated since 1847.

He said a wide passage through the centre of the development would provide a view of the water from the street and link the trail to the commercial area with its restaurant and patio.

Ward 5 Councillor Chad Collins, who represents the area, told council's planning and economic development committee this week that former owner Tony DePasquale would be in court later this month to answer eight charges laid by the city over the Dynes demolition.

He also said the Hamilton Waterfront Trust would add an interpretive panel on the trail highlighting the history of the tavern.

I found this picture of the design plans for Dynes from the Skyscraper Page forum, unfortunately it is not too clear but it gives a pretty good idea of what it will be like. From the city of Hamilton website I also found the plans for 80 Beach Blvd. I was under the impression that it would be just more townhouses, but apparently they are also building a low rise apartment building..

Maybe that picture is a little clearer, don't forget that Internet Explorer likes to compress all pictures that more than small in size.

80 Beach Blvd? Is that the Green Gables Site? Low Rise apartment building is not good?? Scotto - were you at the meeting with Dofasco & US Steel the other night?

Sorry I was not at that meeting....

The 80 Beach Blvd is just an example of what the City was looking for in the way of higher density housing. And yes, that would not be what local resident would want there. Hopefully single family housing, but we all can see what money does.
Green Cables would be a four digit address.

Green Gables is between 1081 and 1105, on the lake side. The 80 is down across from the park I believe?

ok thanks - does anyone know or have plans been put out for what is proposed on the green gables site? townhouses I think??

As far as I understand it's going to be similar townhouses to the ones next door where Skyway Lawn was. I haven't been able to find any actual plans or information about it though.

Back to the Branthaven units.........
I was there on Wednesday for the opening and Saturday. They are selling like hotcakes! It is going to be a very classy and small addition to the strip. I think that Branthaven was good to put a few small commercial units in, including one designated for some kind of restaurant. Word is that they will not allow a liquor license so most likely will be some type of cafe. I think the design of this community and the style of the units will be a nice compliment to the Beach lifestyle.
Geeeez, I should work for these people! lol

I think because the "restaurant" is within a residential complex they want to eliminate the risk of drunken roudiness around the homes. Just a thought.

Just the other day my husband and I were saying how nice it would be to have somewhere to walk to get a good latte or something like that - perhaps this will be that place!

I didn't realize Branthaven had their opening. I have been registered on their list for the preview dates and never got an email - thats too bad - I figured they would sell quickly as the Andrin ones did

If it is to be a restaurant I don't understand why there will be no liquior licence. If it will be a coffee shop I understand but if it's a restaurant why would they not allow a drink with or following a meal. The argument that it's a residential area doesn't wash, the Dynes sat in a residential area for 160 years. Maybe the new residents don't want a bar, but to have a restaurant with no licence makes no sense to me. An unlicenced restaurant on the Dynes property-- Ol' man Dynes must be spinning in his grave!

With regards to the Branthaven development I registered as soon as the sign went up down here and just received a message today that I was invited to look at what is available this weekend,however I went last Sunday uninvited just to see and all the waterfront homes with the exception of the ones looking at the tower were sold.
