I recently received an inquiry regarding the status of the development on the site of the former service station and residential lots at 422-440 Beach Boulevard. I have been advised that the lands have been remediated at this site and are ready for development.
Prior to construction, the developer (Mr. John Paisley) was informed that the main hydro trunk line runs underneath the northern most property. The added cost of relocating the line (estimated at $150,000 and to be borne by the developer) has delayed the project by 9 months. Mr Paisley advises that with the delay he will need to remarket the units and plans to do this in 6 to 8 weeks. The anticipated start of construction is spring 2006. In the interim, I have requested the removal of the tall grass and weeds.

A New Developer

It is no longer called the "Paisley Project" as a new Developer(Andrin Beaches Limited), has taken over this project. About a year ago, the land that most of us knew as the old Texaco had the soil remediated by the City and the new owners are going ahead with building on this stretch of land.
The new plan has been scaled back some and there will be no mini apartments built and hopefully this will keep some of the traffic congestion in the mid section of the Strip down.
Counciller Collins has sent us an update (attached) and questions regarding any issues should be sent him.

Application for a Change in Zoning

Application for a Change in Zoning for the Properties Located at 422, 426, 428, 440, 456, 464 and 466 Beach Boulevard (Hamilton)
The City of Hamilton's Planning and Economic Developing Committee will decide on zoning changes for this property on Tuesday October 17, 2006. Time 9:30 am, City Hall Council Chambers, 71 Main Street West, Second Floor.

If you have any questions or concerns, this is your chance to let them be known.
This builder has been active in the community since last year and has listen to residents concerns, they did make changes to the original draft to accommodate direct neighbours.

Application to demolish the two homes (464 & 466 Beach Blvd) presently on these lands was put before City Council January 16, 2007. Both motions were carried.

"8. Demolition Permit – 464 Beach Boulevard (PED07020) (Ward 5) (Item 5.7)
(Pearson/Whitehead)
That the Director of Building and Licensing be authorized and directed to issue a demolition permit for 464 Beach Boulevard in accordance with By-Law 74-290 pursuant to Section 33 of The Planning Act as amended.
CARRIED
9. Demolition Permit – 466 Beach Boulevard (PED07021) (Ward 5)
(Pearson/Whitehead)

Last week work crews were on site to demolish the two vacant homes and clear some of the dead trees, I haven't heard much more concerning this project but it looks like they are moving ahead.
I have added a before shot of the area taken last summer (2006)

going back wards

Anyone know why they started to take apart building that they started was this a permit issue or just bad workmanship because they missed most of their sonic tubes on the one side and then tried to hide it by covering them up

From what I hear, they don't need it anymore. That building was to be used as sales office during the cooler weather, but I'm told that the sales were so good, the tent is good enough and most likely won't be around very long also.
